How are the beds configured in each property?
Each property offers flexible options where beds can be arranged as twins on request. Full details for each property are listed on its individual page. If you require any changes to the standard layout, please let us know at least two weeks prior to your arrival. We will contact you after you’ve made your booking to confirm your bed configuration preferences.

Do you accept pets?
Sadly we are unable to accommodate pets at The Oaks Estate. This helps us protect the local wildlife and maintain the open, peaceful nature of the grounds for all guests to enjoy.

What supplies are included in the property?
While all of our properties are self-catered we of course provide a few essentials to get you started. Each bathroom includes hand soap and a fresh toilet roll, and the kitchen is stocked with a small cleaning pack (sponge, cloth, bin bag, washing-up liquid, and a few dishwasher tablets). For longer stays, you may wish to bring additional supplies or include them in your shopping list. A detailed list of what is included in your accommodation can be found in our digital guest book.

Do you accept group bookings?
We love welcoming groups of family and friends coming together to celebrate special occasions or to simply enjoy time away. However, please note that we do not accept hen or stag parties. Out of respect for all guests and the peaceful nature of the estate, we kindly ask that everyone adheres to our noise policy and treats neighbouring properties with consideration.

How are the hot tubs maintained?
Our hot tubs are thoroughly cleaned and freshly refilled for each new guest stay. Water quality is carefully balanced and monitored daily by our team, ensuring a safe and enjoyable experience throughout your visit.

Is there staff on site during our stay?
Absolutely, a member of our team is on site daily and are always happy to assist with any queries or offer any local recommendations. We encourage guests to reach out during their stay so we can help promptly and ensure you have the best stay with us. Outside of regular hours, we also provide an on-call number for peace of mind. Your comfort and experience are always our priority.

Are towels and bed linen included?
Yes, all our beds are fully made up for your arrival with quality linen. Hand towels are provided in the bathrooms, along with generous bath sheets for each guest. If you plan to use the hot tubs, additional towels can be arranged in advance for a small surcharge.
Please note that for health and safety reasons, we are unable to provide linen for travel cots.

What is your noise policy?
The Oaks Estate offers a peaceful, spacious setting that many guests choose specifically for its tranquillity. While we warmly welcome larger group holidays and special celebrations, we do ask all guests to be mindful of others on the estate. Our policy includes keeping music and voices at a considerate low level after 11pm so as to cause no disturbance to neighbours, and vacating hot tubs by 10:30pm.
If you experience any disturbances, our out-of-hours support service is available to assist, as we want everyone to enjoy their stay.

Can I arrange a grocery delivery?
Absolutely; Begin with our Local Larder (guests can click this for a direct link), a handpicked selection of delicious regional produce available to pre-order through us. From locally reared meat boxes and freshly baked bread, to artisan ice cream, roasted coffee, and other Lakeland favourites. Everything can be arranged in advance and delivered ready for your arrival. You’ll find full details in the Enhance Your Stay section on our website.
You’re also welcome to arrange a supermarket delivery. Sainsbury’s, Tesco, and Asda all deliver directly to the estate. Simply use the full address below and add the name of your property in the delivery notes:

Do you provide a cot and highchair?
Yes, each property includes a highchair and travel cot, typically stored in a cupboard within the accommodation. If you require more than one, just let our team know in advance via our digital guest book, and we’ll do our best to accommodate your request.

Can friends stay in a camper van next to the property?
Unfortunately, this isn’t possible due to the site’s planning permission restrictions. However, we’d be happy to recommend nearby campsites should your friends wish to stay close by.

Can we get married on the estate?
Absolutely; while we aren’t licensed for legal ceremonies, The Oaks Estate is a stunning setting for wedding celebrations. From intimate gatherings in the Country House to full estate hire for larger occasions, our private grounds and flexible accommodation make the perfect backdrop for your special day. Please contact us to arrange a visit, or to find out about our recommended local wedding suppliers.

Can I rent the property without the hot tub?
Absolutely! We understand the hot tub isn’t for everyone. If you'd prefer not to use it during your stay, just let us know and we’ll switch it off and offer a small refund for the saved energy costs.

Can we check in earlier than 5pm?
Our standard check-in time is 5pm, as we manage 10 properties on the estate. However, early check-ins may be possible depending on cleaning schedules and same-day departures. Please contact us in advance, and we’ll do our best to accommodate you. You’re also welcome to use our car park and explore the local area in the meantime, and we’ll notify you as soon as your property is ready.
